Institutional Method
How institutional investors actually evaluate property.
Most retail investors evaluate a property by looking at headline yield and a brochure appreciation figure. Institutional capital does the opposite. It treats every acquisition as a probability-weighted cash-flow problem, stress-tested against a defined risk budget and benchmarked against a holding-period return. The Core Investments Total Return Calculator™ is built around the same seven disciplines.
1. Cash flow
Cash flow is the net rental income the asset produces after operating costs, management fees, vacancy, taxes and reserves. Gross yield flatters every deck; net yield decides whether the asset funds itself. Underwrite operating expenses bottom-up, not as a percentage of revenue, and always model a vacancy assumption higher than the operator's marketing claim.
2. Capital growth
Capital growth is the change in asset value over the holding period. Disciplined investors separate market appreciation (driven by location, infrastructure, demand) from asset-specific appreciation (driven by product, brand, scarcity). In Thai resort markets, Phuket and Pattaya have historically delivered 6-10% annual capital growth on institutional-grade product, but the dispersion across submarkets is wide. Average growth is not a forecast for any specific asset.
3. IRR (Internal Rate of Return)
IRR is the discount rate that sets the net present value of every cash flow to zero. It answers a single question: what annualised return did this capital earn, accounting for when each dollar went in and came out? IRR rewards earlier cash returns and penalises late exits. For pre-completion investors, IRR on deployed capital is the only honest metric, because total purchase price was never funded.
4. Risk
Risk is not a vibe. Institutional risk frameworks isolate execution risk (developer, completion, construction), market risk (tourism, oversupply, regulation), operating risk (occupancy, ADR, operator solvency), and liquidity risk (exit window, buyer pool, currency). The calculator's downside scenario is a quantified expression of these risks, not a sentiment.
5. Holding periods
Returns are time-dependent. A 50% capital gain over three years and over ten years are different investments. Define the intended hold before underwriting, because exit assumptions (transaction costs, market liquidity, buyer profile) change with horizon. Most institutional Thai resort mandates run on a 5-10 year hold; assignment strategies run on an 18-36 month construction window.
6. Sensitivity analysis
Sensitivity analysis is the institutional equivalent of "what if I'm wrong?". It re-runs the model with each variable shifted independently to expose which assumption actually drives the outcome. A deal that breaks the moment occupancy falls five points is a fragile deal. A deal that survives a 20% currency move and a 200bp rate shift is a resilient deal. The Conservative / Base / Optimistic toggle is the surface of a multi-variable sensitivity engine running underneath.
